We believe this approach is consistant with the spirit of transparency that many home owners want in the management of a condominium.

Sunvale Place is a self-managed condominium (22 ground level units), designed with adult living in mind. There are no stairs in the living space, anywhere! Every unit has a garage, and in-floor heating is used throughout the complex.

There is at present a legal requirement to retain a minimum of 7 complete years of financial records at all times. Only then can older records be removed or disposed of. This situation only becomes available after year end of 2025 and in the early months of 2026, (presumably March, or April) and only after a full audit of the accounts for the fiscal year of 2025 has been completed. In the years that follow, any legal documents older than 7 years could be deleted.

Reserve Fund

Current legislation requires that a "Reserve Fund Study" be prepared every 5 years. Construction of Sunvale Place Villas was completed in the latter part of 2017. The first Reserve Fund Study was completed in early 2018 by the contractor.

Minutes of Meetings










Annual General Meeting (AGM) Required by law to report on expenditures for the past year, elect officers of the corporation for the coming year and present a budget for the coming year.

Special General Meeting (SGM) An optional meeting that can address any issue an AGM would do and requires a similar legal protocol for convening as the AGM.

Information Meeting (IM) An Information Meeting is used to present information of general interest or obtain a consensus on issues of general interest. It has no legal obligations or commitments.

Electricity and Gas invoices are recieved monthly.


Water invoices are recieved bi-monthly.

N.B. Effective Aug 13, 2020 the cost and consumption of water for irrigation was integrated with our regular domestic water supply.
